Welcome to the official website for the Long Lake Ranch Community Development District (the “District”). This website is funded on behalf of the District to serve two major purposes. The first is to comply with Chapter 189.069 of the Florida Statutes, which requires each special district to maintain an official internet website. The second is an effort to help educate the general public about the services provided by the District, and to highlight the other agencies involved in the day-to-day operations of the community. These agencies include, but are not limited to the Florida Department of Economic Opportunity, Pasco County and the Long Lake Ranch homeowner’s association.
Long Lake Ranch Community Development District Disclosure
Please be advised that the Long Lake Ranch Community Development District (the “District”), a local unit of special purpose government created under Florida law, has constructed and is responsible for the maintenance of certain improvements, infrastructure and facilities within the District. The District financed this construction through the sale of tax-exempt bonds, a form of public financing. As a result, and in accordance with applicable federal and state law, all District owned improvements, infrastructure and facilities are and shall remain open and accessible to the general public. Should you have any questions on this matter, non-resident user fees applicable to District recreational facilities, or any other general District issue, please feel free to contact the District Manager.
Addressing Pool Resurfacing
Over the past few months, we have, unfortunately noticed an extreme amount of delamination in the pool surface. This has caused many areas of the pool surface to detach creating a hole. This problem actually started over a year. We understand that this is a frustrating situation due to the fact that this pool was resurfaced just a few years ago.
The reason for the delamination and the holes that are occurring is due to improper application of the Pool surface. When the pool was resurfaced last time, the surfacing company applied the new surface on top of the old surface.
National plaster Council recommends prior to resurfacing the old surface, is chipped out and removed. Bring the pool down to the original concrete shell. Once the pools down to the original concrete shell there needs to be a two part Epoxy bonding material applied to the concrete. Once that is completed, the new surface can be installed.
It is unclear if the last resurfacing used a bonding agent on top of the old surface, but it is very clear that they applied the new surface directly on top of the old surface. This is a less expensive improper installation, which causes the life of the surface to be minimized to just a few years.
Cooper Pools was originally called out to patch a few of the holes in the surface due to the Dept Of Health issuing a notice of the holes.
These areas of broken surface can be very sharp and dangerous for anyone in the pool. Because of the amount of delamination and holes in the pool it is considered unsafe and this will cause the pool to be closed down due to safety issues.
The board has approved repairs to the pool, which include removing the old surface down to the original shell and applying a new surface to the pool properly. It also includes bringing everything in the pool up to current Dept Of Health codes. This process can take anywhere from 4 to 6 weeks. This timeframe will start when we are given the approval to start by the board and all paperwork is submitted to the county and approved.
This time also includes the startup process for chemicals and curing process for the new surface.
This is unfortunate timing, but due to the safety issues there are no other option.
